SUBFLOOR REBUILDING

Floor sanding in progress

Correct timber subfloor structure with anti rot treatment applied.

In some cases, when there is evident movement of a section of a floor, rather than individual floorboards, extra fixes to subfloors are needed. This means working with floor joists, battens and supporting beams. The same kind of work needs to be done when there is wet rot or woodworm in the floor joists.

I can offer complete repair service from replacing individual joists to rebuilding subfloor from scratch. All repair work I am doing is performed according to correct industry practice as recommended and required by British Wood Flooring Association. I am happy to investigate all subfloor problems, recommend correct restoration approach, and undertake repair work.

I can deal with any kind of subfloor whether that is concrete base or suspended flooring. Main goal of such work is always providing safe and durable floor structure, at the same time making sure that timer is insulated from any rising damp. Most subfloor problems are caused by damp, which results in wet rot. It is absolutely crucial that floor joists are correctly insulated not to touch ground or brick. Only then any rising damp cannot be transmitted into subfloor.

COMMON SUBFLOOR PROBLEMS

Floor joist badly affected by woodworm. Requires complete and immediate replacement.

Failed repair. In the past somebody replaced a joist without replacing supporting battens, which have not been insulated and have completely rotten away since. This resulted in drop and movement in one corner of the flooring.

Failed repair. Somebody was trying to replace rotten end of a joist. Sadly, new timber was not fixed properly. It is suspended in the air and held up by just floorboards.

Badly built bay window area. Floor was supported by offcuts from roofing work, which do not provide good enough base for floorboards. Distances between joists are too large as well. The whole area needs to be rebuilt from scratch.

For some reason section of a floor sits directly in soil. There is no clearance from the ground and no isolated sleeper walls. Joists are completely rotten and entire floor structure is drawing  moisture from the ground. This floor needs to be lifted and rebuilt from scratch.
